REMINDERS FOR SELLERS AND BUYERS:
RESALE CERTIFICATES
If you are selling your property, we would like to remind you, Pennsylvania State Law requires that a Resale Certificate Packet be obtained by the Seller and submitted to the Buyer, prior to the closing date of the sale.
A Resale Certificate Application may be obtained on this website (found under the menu item DOCUMENTS and then under the category RESALE APPLICATION). Applications are also available at the Front Office of the Member Services Building. If you are unable to print and fill out the application or stop in to pick up the form, please call the office directly at 570-646-1771 and ask one to be mailed directly to you.
The 2012 fee for the Resale Certificate Packet is $100.00.
Payment forms accepted for the Resale Certificates are: Visa, MasterCard, Cash, Money Order or Checks (Money Order or Checks should be made payable to ALCA (Arrowhead Lake Community Association).
CERTIFICATE OF SEWER COMPLIANCE
If the property you are selling is currently tied into or may be tied into the Arrowhead Sewer Company Sewer Lines, then the Seller must purchase a Certificate of Sewer Compliance in addition to the Resale Certificate Packet. The Resale Application covers the Certificate of Sewer Compliance.
The 2012 fee is $25.00.
Payment forms accepted for the Sewer Certificate are: Visa, MasterCard, Cash, Money Order or Checks (Money Order or Checks should be made payable to ASC (Arrowhead Sewer Company).
CAPITAL IMPROVEMENT FEE (CIF)
The Capital Improvement Fee (CIF) is an administrative fee. This fee is to be paid by the Buyer. The fee is usually included in the closing costs on the day of settlement, but if not, the Buyer must pay the fee when registering for the first time at the Front Office.
The fee for 2012 is $495 for a Lot Only purchase.

WETLANDS DELINEATION STUDY
If you are concerned that your property may need a Wetlands Delineation Report (a study to make sure in the building of any structure on the property that federally regulated wetlands will not be disturbed), please contact Wayne Poppich of the Army Corp. of Engineers (locally located at the Tobyhanna Army Depot) 570-895-6096.
PERK TEST
A Perk Test (a test to determine whether the property would support an on-lot septic system) may be required by the Township before they will issue a permit to tie into the Arrowhead Sewer Lines. Please contact John Brogan if property is located in Tobyhanna Township at 570-646-1212 or Jack Schray if property is located in Coolbaugh Township at 570-894-8490.
